If you are considering having your existing deck coating replaced or refurbished but are not sure what exactly you need, it is important to know a few specifics regarding your existing coating in order to understand what may be causing the conditions. Take a few moments to review the questions below to determine what might be happening in your situation.

BASIC FUNDAMENTALS

Is existing coating cracked or fractured?
Does existing coating drain well? It should not puddle.  
Is deck drained properly? Does it have scupper outlets or deck drains?  
Is railing impacting coating? Is it loose at feet or rusted out?  
Are there stucco walls or columns at the perimeter of the deck? Look for cracks and staining of stucco.  
Is sofit underneath deck well ventilated?  
If deck is over living space, does the finished ceiling beneath deck indicate moisture stains or damage at sheetrock?  
EXISTING DECK LEAKS
Cracked tile or stones
Slope! Is there adequate drainage? Does the deck tend to hold water, puddles, low spots, etc.  
Clearances between deck and tile or stone surfaces and wall abutments, doors, etc.

How is railing attachment affecting the deck coating?

 
Condition of stucco walls, columns and sofits. Look for cracks and staining of stucco. Is the sofit well vented?  
Are there noticeable soft areas at deck when walked on?
